How Much Equity do You Have in Your Home?

 


First of all, What is home equity
Home equity is the market value of a homeowner's unencumbered interest in their real property, that is, the difference between the home's fair market value and the outstanding balance of all liens on the property.
You might be wondering right now, how do I know how much equity I have in my home? 

So you bought your house a few years ago, or maybe you bought it just a couple years ago. I am going to use my friend Anne as an example. She bought her house in Sacramento in 2016 for $308,000. The house is 3 beds, 2 baths, and around 1300 square feet. At the time, she used a First Time Homebuyers loan and her mortgage amount was around $290,000. 
Today, her house would sell for about $475,000. If she got her asking price of $475,000, she would need to pay back the bank that holds her mortgage the $290,000 (or so) and she would be left with approximately $185,000, minus some fees and costs associated with the sale. 

And that brings us to our next question: how do I find out the current market value of my home?

I'm glad you asked! A realtor can tell you, based on recent, local, sold, comparable homes, how much your home would be worth in today's market! Your home may be worth more than you think! And, due to low inventory and increased buyer demand, it may sell for more than your list price.

Your new home: Choosing between Shingle Springs, Cameron Park, and Rescue

With the COVID pandemic and and a lot of businesses having people work from home, El Dorado County has seen a huge influx of people moving here from all parts of California as well as from other states. And for a good reason! We have wonderful weather so much of the year, and as we like to put it, we are "less than 2 hours from the beach, and less than 2 hours from the mountains". The perfect spot! And therefore the perfect choice for your new home. 
But there are so many different little towns to choose from. Which is right for you? 

Today I am going to start with some of the most popular choices - Cameron Park, Shingle Springs, and Rescue. They are all VERY similar, and can get confusing to people when you have not lived in or visited the area before. Cameron Park and Shingle Springs even share a zip code! 
The question is, which one is right for you and your family? 


Cameron Park:  
  • Population approximately 20,000
  • School District: Buckeye Union and El Dorado Union High School 
  • More suburban than Shingle Springs and Rescue
  • Has it's own airport and is known for it's little lake and recreation area. 



Why I love Cameron Park: It's easy convenience to well, literally everything! Tons of restaurants, the grocery store, the highway for getting to Costco and other shopping in Folsom, and of course the lake! 

Shingle Springs: 

  • Population less than 5,000
  • School District: Buckeye Union and El Dorado Union High School 
  • Extremely rural, large homesites
  • Vacant parcels available to build on
Why I love Shingle Springs: The bucolic countryside gets me every time! The VIEWS, the country roads, the cows and sheep in the pastures, and the PRIVACY you can't find anywhere else. 



Rescue: 
  • Population 2500
  • School District - Rescue Union (award winning!) and El Dorado Union High School
  • Like Shingle Springs, Rescue is very rural, with only a small "suburban" area, but most of the town consists of vineyards and ranch properties
  • The town is rolling topography and some properties are very steep

Why I love Rescue: The rolling backroads and the sunsets! Rescue is a little futher from civilization, but that doesn't matter when you can watch the sun set with a glass of wine from your gorgeous 15 acres on your own back porch. Rescue has it's own AWARD WINNING school district as well and that that is one of the number one reasons people choose to settle in Rescue!

 

Did you know? El Dorado County is a no-growth county which means permitting and other costs are very expensive to build a home here. So a lot of the houses are OLDER. It is on the rare side to find a newer build home. It's not impossible, just rare.
